Home Inspections

Our inspections include the following:

We follow the InterNACHI Standard Operating Procedures for home inspections. We will inspect the following (if accessible):

  • Roof (covering, gutters and downspouts, flashing, vents, skylights, chimney, etc.)
  • Exterior (wall-covering materials, eaves, soffits, windows, doors, walkways, driveways, stairs, steps, decks, porches, railings, grading, etc.)
  • Structure (foundation, basement, crawlspace, structural components, roof structure, etc.)
  • Heating and cooling (equipment and controls, distribution system, flues and vents)
  • Plumbing (main water shut-off valve, faucets and fixtures, tubs and toilets, undersink fixtures, water heater, sump pump, etc.)
  • Built-in appliances (dishwasher, stove/oven/cooktop/, ventilation hood, garbage disposal, microwave)
  • Home interior (condition of walls, windows, stairs and railings, ceilings and floors, stairways, balconies and railings, cabinets and countertops, etc.) Does not include comments on cosmetic issues that are already apparent to the home buyer.
  • Insulation and vents (insulation in attic, underfloor system, mechanical exhaust systems, etc.)
  • Electrical system (service entrance conductors, service and grounding equipment, distribution panels, circuit conductors, outlets and GFCI circuits, lights, smoke and carbon monoxide detectors, etc.)
  • Garage (condition of ceiling and floor, garage doors and openers, entrance doors)




Radon Testing-only $100 with a home inspection

We will provide a professional test with a calibrated machine for $150

Radon is a colorless, odorless gas that emanates from certain types of rocks under the house, and sometimes from building materials as well. This gas can cause serious health problems with excessive exposure, and the only way to know if it’s present is to have a Radon gas test done.


  • Our area of Virginia has high levels of radon. See the EPA map.
  • The test is simple with our testing device. The test will run for a minimum of 48 hours (doors and windows closed except for normal in and out) and then we’ll pick up the test and prepare the analysis.
  • If high radon levels are detected, you may want to require the seller to pay for the installation of a mitigation system.
